HVAC Health: Commercial HVAC Components You Must Maintain

When you own a commercial property, a properly maintained HVAC system is a must. If you do not properly maintain your HVAC, the entire system will encounter major problems, many of which will require a hefty repair bill. You do not want to be stuck with uncomfortable conditions on the hottest or coldest days of the year.

If your commercial building has an HVAC system, the following are some tips you can implement to ensure it remains safe and efficient.

Change the Air Filters

Although most commercial HVAC tasks should be done by a professional technician, one thing you can do yourself is change the air filters. You need to change the air filters on a monthly basis to ensure the air can easily vent through the system and prevent dust and debris buildup.

Dust and debris can eventually clog the important parts of the system and prevent the system from cooling the air. The buildup can also cause components of the system to wear out prematurely due to the system having to work too hard for minimal output.

If you fail to change the air filters regularly, the air quality of the building will also steadily decrease and could pose respiratory problems for those who work at or visit your building. If your commercial building is a store where you have regular patrons, you do not want to risk their respiratory health.

Clean the Air Conditioner Coils

For the commercial HVAC system to function optimally, the coils need to be cleaned on a regular basis. Mold and other growths caused by moisture can build up on the coils and decrease the efficiency of the unit.

The HVAC system has two types of coils. Evaporator coils collect the heated air from inside the house. These coils ensure the air inside the building is cool and dehumidified. When they get dirty, evaporator coils do not function as well as they should, meaning the indoor air will not cool.

The second type of coils are the condenser coils, which release the air inside the outdoor unit. Condenser coils are in the outside unit and can quickly become dirty with dust, leaves, and other debris found outdoors. The buildup can increase the operating pressures and decrease the functionality of the unit.

Clean the Dampers

The dampers are like doors inside the ductwork. The dampers can open and close to help better acclimatize the building. The air moves past the dampers each time the air or heat runs. Over time, the dampers can get dirty.

By keeping the dampers clean, you ensure they close properly and tightly while you run the system. Clean dampers help to improve air quality and keeps the temperature at your desired level.

Clean the Ducting

Clean ductwork in a commercial HVAC is essential to its efficient operation. Clean ductwork will help make sure the building's air is clean and healthy. If the ductwork is left dirty, mold and mildew can build up, and their spores can flow through the entire building, leading to respiratory distress and decreased air quality.

Ductwork can also become clogged with dust and debris, which is circulated throughout your building. The buildup will decrease the HVAC unit's efficiency and cause it to work harder than it needs to.

Ductwork cleaning, damper cleaning, and coil cleaning is best done by a professional certified HVAC technician.
